IPN4. Electrical Installation Condition Report. For commercial buildings factories and schools
All electrical installations should be periodically inspected and tested, whether they are domestic or commercial.This is because of wear, tear and damage that can arise. In commercial premises, the employer has a duty of care to ensure that the integrity of all electrical installations are in a safe condition. This is a statutory regulation in the “Electricity at Work Regulations 1989” and can be used against an employer in a court of law. The BS 7671 17th Edition book is a guide on how installations should be installed & maintained. Testing methods & procedures are outlined in the IEE Guidance Note 3 book.
Installation Condition Reports, should be carried out at regular intervals, at times stated below depending on the type of premises. The usual intervals between inspections are as follows:-
●Commercial 5 years
●Domestic 5 Years or Change of Occupancy
●Industrial 5 Years
●Hospitals 5 years
●Swimming Pools 1 Year
The amount of time the inspection takes depends on the type of the installation, labeling of the fuse boards and whether the installation is being used at the time of testing.
Any faults found are given a code of reference:
●Code 1 Danger present
●Code 2 Potentially Dangerous
●Code 3 Improvement recommended
●Code FI Further investigation required
Code 1 & 2 observations/faults will deem the installation to be unsatisfactory and will have to be rectified to bring the report up to a satisfactory condition.
